Home Improvement: Rain Check

The rains signify the most romantic season of the year. But it’s hardly romantic when your home gets rife with leaks, damp walls with chipping paint and the onslaught of mold-related health problems. Ace interior designer and owner of turnkey construction projects, Hormuzd Daruwala kicks off our fortnightly ‘Home Improvement’ column by sharing crucial tips to upkeep / enhance our homes for interrupted romance-in-the-rains!

home imp pic 1 copyWith the rains come unwanted and annoying leakages. Here are some basic tips that cost nothing to prevent leakages:

Interior Tips:

  • Avoid painting your house during monsoons because the relative humidity is very high and hence drying time is lengthened. If you still need to paint, look for relatively drier days and give a 48-hour gap between intermediate paint coats.
  • If you see any kind of dampness inside the house, go in for waterproofing treatment from the outside first. If that is not possible, break the wall to the plaster level and then apply any PU-based chemical. Under no circumstances should you apply any kind of waterproofing compound on the painted wall directly, which is the most common mistake most people make.
  • Check all windows and window sill joints for gaps or cracks. Fill all such joints with an acrylic sealant.
  • The most common issue at home is swelling up of doors and doors not shutting. Expansion of wood is bound to happen due to high RH (Relative Humidity). Care should be taken during construction of the door to leave enough gap between the door and the door-frame (8mmto 12mm) to accommodate expansion, so even if the door/shutter expands, it will still shut fittingly.
  • During the monsoons, apply wax to wooden floors and doors to prevent them from absorbing moisture.
    Substitute your carpets and rugs for bamboo or rubber mats
    Ensure that there is cross-ventilation in your home as this keeps the humidity levels in check and helps avoid dampness.

External Tips:

  • Be vigilant about signs which may cause water ingress – your building society should check all rain water pipes visually for damage or open joints and fill them with silicon or acrylic sealant instead of plain white cement.
  • Check external building walls for vegetation or small weeds growing from cracks. Uproot the vegetation, add acid in the cracks and fill them with crack seal sealant and you are good to go.
  • Take a stroll on the terrace and check for small cracking, there is good chance they may trouble you.
  • Clean the terrace drain of leaves, twigs and other rubbish to prevent water logging.
